What is Conveyancing?
Conveyancing is the transfer of land from one owner(s) to the next. The phrase conveyancing comes from the legal document that used to execute that transfer of legal title known as a ‘conveyance’.
What should a conveyancing quote include?
For a buyer, your conveyancing quote should include:-
- Search fees
- Land Registry fees
- Stamp Duty fees
- Solicitors fee
For a seller, your conveyancing quote should include:-
- Land Registry document fee (getting a copy of the title to your property)
- Solicitors fee
- Leasehold management fee (if your property is leasehold your solicitor will need to obtain what is called a management pack to include in the initial contract pack

Does it matter where your Conveyancing Solicitor is based?
That depends on which conveyancing solicitor you chose. QLAW was one of the first law firms to embrace the paperless office back in 2008! We have blazed a trail with legal technology ever since, with our primary aim being to ensure that our home buyers and home seller clients know exactly what is happening in their conveyance.
In our view, convenience and transparency in the conveyancing process isn’t about choosing a solicitor just down the road, it’s about choosing the right solicitor who has a fresh way of client focused service delivery, and the right tools to allow you 24/7 access to us and to your conveyancing file.
So, right from the point of asking for a conveyancing quote, you can deal with us in the way that suits you – online (using our industry leading APP), by phone, or if you happen to be local then use in person if that suits!
Solicitor Client APP
Our market leading APP will give you full ‘self-service onboarding’ (including biometric ID); 24/7 access to your conveyancing file so you can see exactly what is going on; and inbuilt secure messaging!
So forget turning up to get your passport copied, or using disjointed and difficult to track emails, our conveyancing APP puts everything in one place for you.
With the QLAW app we’re open 24/7!
Solicitor Reviews?
We think there are lots of reasons to choose QLAW, but much more importantly, so do our clients! Check out our conveyancing solicitor reviews on TrustPilot!
Law Society CQS
The Law Society’s Conveyancing Quality Scheme is a recognised quality standard for residential conveyancing solicitors. It involves a rigorous process of appointment as a member, along with re-accreditation each and every year.
The CQS scheme is THE quality ‘kitemark’ for conveyancers. And, QLAW are (of course!) members of CQS! The kitemark is designed to make sure that as a home-mover you get the very best conveyancing solicitors on offer, and that your conveyancing is done professionally, and safely.
The Conveyancing Process
The conveyancing system in the UK is far from perfect. But, by choosing the right conveyancing solicitor you make sure that you have expert property lawyers on your side through that journey. The conveyancing process can be broken down into the following simple steps:-
Exchange & Completion
Once those pre contract matters have been dealt with, your conveyancing solicitor can then (and only then) get you to EXCHANGE of CONTRACTS. When contracts are exchanged, the buyer will pay a 10% deposit, and the COMPLETION DAY (the day you move house) will be fixed.
