What are these strict professional rules between conveyancing solicitors? Are they enshrined in an act of parliament? Are they really not just a very convenient agreement between lawyers and merely a form of protectionism. Estate Agents in managing chains have no real power over the solicitors do they?
Yes both my son and I have had extensive problems in getting solicitors to act in the interests of the clients. My issues are current. Quite frankly the system sucks.

We feel your pain – promise! The conveyancing system is not short of (substantial) flaws, and it can be frustrating for all concerned – buyer, seller, estate agent and solicitors! Yes, the professional rules of conduct mean that if solicitors up or down the chain were to talk (beyond the immediate buyer/seller) it would be a breach of client confidentiality. You raise an excellent point though, and wouldn’t it be helpful to perhaps have a little more transparency up and down a chain? As a practice, we try to provide our own clients with as much transparency as we can eg 24/7 access to their case file online. BUT, where there is a chain – this does not unfortunately tackle problems above or below your own transaction.
