In my experience as an Estate Agent, I found this article on conveyancing disbursements quite informative. It’s interesting to note that disbursements differ significantly for buyers and sellers, with buyers shouldering more costs, including search fees and Stamp Duty Land Tax. I also appreciate the warning about hidden costs within conveyancing fees and the importance of comparing quotes accurately.

One question that comes to mind is, are there any ways buyers can minimise the impact of these disbursements without compromising the thoroughness of the conveyancing process?

Great question Paul. But, sadly not, the only way to get a thorough investigation of ‘title’ is to do all searches etc. Actually, where buyers are taking a mortgage, it is part of all lending criteria that that happens. Even for cash buyers, our advice would always be to undertake a full title investigation.
